What is a uPVC sash window?

A uPVC sash window is a vertical sliding window with two sashes in one frame, as on Georgian and Victorian houses. It copies the original sash horns, glazing bars and proportions, without the repainting timber needs.

01

Heritage detailing

Sash horns and glazing bars follow the original proportions, so the window looks right in a terrace or bay.

02

Spiral balances

Pre-tensioned springs in the side guides replace weights and cords, so each sash lifts one-handed and stays put.

03

Tilt-in cleaning

Both sashes release from their tracks and tilt in for cleaning from inside, which saves a ladder upstairs.

04Asked before every survey

The questions that matter.

Will a uPVC sash window suit a period property or a conservation area?
Unlikely on the front of a period house. Under an Article 4 direction, councils usually require timber on Victorian and Georgian streets. A rear elevation, later extension or street where plastic windows are common can differ. Ask your council first; we also quote timber sash.
How does it slide without the old weights and cords?
Spiral balances do the job. Each is a pre-tensioned spring in the side guide that offsets the sash weight, so a heavy double-glazed sash lifts easily and stops at any height. Hidden in the guide, the springs keep the frame slimmer than a timber box.
How long do the balances last?
They are springs, so they tire, typically after 10 to 15 years of regular use. When a sash starts to drop or knock, the balances are due, and they are replaced in pairs.
Does a uPVC sash look like painted timber?
From the pavement it comes close. Horns, bars and a matt woodgrain foil copy painted joinery, and the finish needs no repainting. Up close you can see it is not timber. We also supply timber box sash windows if you want the real thing.
