What is a flush casement window?

A uPVC flush casement window has an opening sash that closes level with the outer frame, the way timber casements were built. It suits period houses and terraces where a standard casement looks out of place.

01

Flat elevation

Sash and frame sit level in one plane, with no step or shadow line, the giveaway of standard uPVC.

02

Concealed corners

Corner joints imitate a mortice and tenon, so there is no diagonal weld line and the corner looks like joinery.

03

Foil in the rebate

Woodgrain foil runs into the rebate, so an open sash still looks like painted timber, with no white plastic showing.

03Asked before every survey

The questions that matter.

Will anyone be able to tell it is not timber?
From the pavement, rarely. The flush sash, the concealed corner joint and matt woodgrain foil that runs into the rebate remove the usual signs of plastic. Up close you can still tell by touch. If the building calls for genuine timber, we supply that too.
Is uPVC allowed in a conservation area?
Sometimes, and the council decides. On the front of a period house, or where an Article 4 direction removes permitted development, timber is often required. Some heritage flush ranges are now accepted in places, but not as a rule. Ask your planning department first.
Does a flush window leak more than a standard casement?
Only if badly fitted. A flush sash has no external lip over the seal, so the frame must be set true and the cill must carry water away from the wall. That is why our own team fits what we supply.
Can I have a flush casement in a dark colour?
Yes: Anthracite Grey and woodgrain foils are available. Dark frames get hot in the sun, so profile quality matters more than colour. A good system has thick reinforcement and a foil that reflects infrared; ask for it by name when you compare quotes.
